Sydney.

Over the past two months, enquiry levels in the upper price brackets

have improved, particularly for properties offering acreage,

established gardens, vineyard potential, or contemporary country

estates. While transaction volumes remain selective, serious buyers

are clearly present and prepared to act where value and presentation

align.

The Last 12 Months – Prestige Trends

Over the past year the Highlands luxury sector has largely transitioned

from the rapid post-pandemic surge into a period of price

consolidation rather than decline. Prestige enclaves such as

Burradoo, Bowral’s eastern fringes, Wildes Meadow and parts of Moss

Vale continue to command strong prices, though buyers are more

analytical than they were 18–24 months ago.

Key observations include:

Premium homes remain tightly held, limiting supply.

Days on market have lengthened slightly for aspirational pricing.

Architect-designed homes and turnkey rural estates outperform

older stock.

Lifestyle buyers from Sydney still underpin demand, particularly

Looking ahead, the prestige sector is expected to remain stable with pockets of

upward pressure where supply is limited. Several factors support this outlook:

Interest rate sensitivity remains a moderating influence.
