Market Update
A Guide To Your
Local Real Estate
Market &
Much More!
Feb 2026
Welcome to the Southern Highlands
Real Estate Magazine!
Philip Dwyer and John McTavish are Southern Highlands specialists who pair deep
local knowledge with the global reach of eXp Realty. Using eXp’s cloud-based
platform and international referral network, they connect Highlands sellers to buyers
from Sydney, Canberra and offshore, while keeping marketing agile, data-led and
highly personal.
Looking ahead to 2026, the Highlands market should remain resilient but more
discerning. Interest-rate volatility is likely to keep some purchasers cautious, yet
limited quality stock and the region’s lifestyle pull should support well-priced, well-
presented homes.
Expect sharper negotiation, more scrutiny on build quality and running costs, and
premium results for properties offering land, views, privacy or walk-to-town
convenience. For vendors, preparation and pricing discipline will matter more than
ever; for buyers, speed and finance certainty will remain the advantage.
McTavish and Dwyer aim to guide both sides with calm strategy and straight,
practical advice. Backed by eXp which has over 80,000 agents in 26 countries, their
reach is growing rapidly.
Warmest regards

Southern Highlands
Prestige Property
Update. Early 2026
The Southern Highlands prestige property market has entered 2026 in
a measured but confident position, with luxury buyers continuing to
prioritise lifestyle, privacy, architectural quality and proximity to
Sydney.
Over the past two months, enquiry levels in the upper price brackets
have improved, particularly for properties offering acreage,
established gardens, vineyard potential, or contemporary country
estates. While transaction volumes remain selective, serious buyers
are clearly present and prepared to act where value and presentation
align.
The Last 12 Months – Prestige Trends
Over the past year the Highlands luxury sector has largely transitioned
from the rapid post-pandemic surge into a period of price
consolidation rather than decline. Prestige enclaves such as
Burradoo, Bowral’s eastern fringes, Wildes Meadow and parts of Moss
Vale continue to command strong prices, though buyers are more
analytical than they were 18–24 months ago.
Key observations include:
Premium homes remain tightly held, limiting supply.
Days on market have lengthened slightly for aspirational pricing.
Architect-designed homes and turnkey rural estates outperform
older stock.
Lifestyle buyers from Sydney still underpin demand, particularly
downsizers and semi-retirees.
Importantly, while some headline medians softened modestly during
2025, this largely reflects fewer trophy transactions rather than a
broad fall in underlying values.
The Past Two Months – Current Sentiment
Recent activity suggests cautious confidence in quality property:
Strong inspection numbers for well-presented prestige homes.
Buyers negotiating carefully but still willing to pay for excellence.
Increasing interest in income-producing rural estates, boutique accommodation
and lifestyle commercial assets.
The defining characteristic is selectivity — buyers want finished, compelling
properties rather than projects.
Short-Term Outlook – Next Three Months
Looking ahead, the prestige sector is expected to remain stable with pockets of
upward pressure where supply is limited. Several factors support this outlook:
Continued migration from metropolitan markets seeking lifestyle balance.
Relative value compared with Sydney prestige property.
Persistent appeal of acreage, privacy and high-quality construction.
However:
Interest rate sensitivity remains a moderating influence.
Overpriced listings are likely to experience extended selling periods.
Market Position Summary
The Southern Highlands luxury market currently favours:
Well-presented turnkey estates
Properties with architectural or historic distinction
Lifestyle holdings close to Bowral and transport links
Realistic pricing aligned with current buyer expectations
In the immediate quarter ahead, steady pricing with selective premium sales is the
most probable scenario. Exceptional properties will continue to command attention
— and strong results — while the broader prestige market remains steady

Move-Ready
vs
Make-Ready:
Which Sells
Faster?
When it comes to selling your home, one of the first questions
you'll likely ask is, "Should I sell as-is, or should I invest in some
renovations?" While the answer depends on your specific goals
and circumstances, if your primary objective is a swift sale at the
highest possible price, the data overwhelmingly supports one
approach: making your home "move-ready."
The "Make-Ready" Home: A Project in Disguise
A "make-ready" home is one that clearly needs work. Think
peeling paint, worn carpets, outdated kitchens, or neglected
landscaping. While these properties may seem like a good deal to
some, they inherently limit your buyer pool. You're primarily
attracting renovators, flippers, and investors who are specifically
looking for a project.
The downside? This niche market is small, and these buyers are
savvy. They must factor in the costs of repairs and renovations,
which means they'll inevitably offer a lower price. This often
translates to a longer time on the market as you wait for the right
buyer and ultimately, a lower return on your investment.
The "Move-Ready" Home: An Irresistible Prize ✨
A "move-ready" home, on the other hand, is presented at its best.
It's clean, fresh, well-maintained, and ideally, professionally
staged. This instantly broadens your appeal, attracting the vast
majority of buyers – the 90% who want to move in without lifting
a finger.
The benefits of a move-ready home are significant. Buyers form
an emotional connection with the property from the moment
they walk through the door. This leads to increased interest, more
open home attendees, and most importantly: competition.
Competition drives up the price, ensuring you achieve the best
possible outcome.
The Expert Verdict: It's a Clear Winner
So, which sells faster? The 'move-ready' home, every time. You're
not just selling a house; you're offering a solution. A move-ready
home is an easy, desirable solution that buyers will compete for. A
make-ready home is a project they will discount.
The good news is, you don't always need a full-scale renovation to
make your home move-ready. Often, a few strategic cosmetic
updates, professional cleaning, and thoughtful staging are all it
takes to transform your property into an irresistible prize.

NOTHING SHORT OF ASTOUNDING
You beat all records. Selling a unit in this financial climate

prepared to accept was nothing short of astounding
to me. I have always been a fan of trouble-free dealings with

COMFORTABLY ABOVE OUR EXPECTATIONS
One week later it was sold, at a price comfortably above our
expectations. This speaks volumes for the quality of service
provided by John: he comes highly recommended in an
industry with such low public esteem, and who conducts
himself with such professionalism and who applied himself so
assiduously and successfully to the sale of our house.
Gareth Davies & Monique Althuis
When our family found itself in the position having to sell our
mother’s home in a town almost 200 kilometres from where we live,
we spoke to a number of agents in the district about how they would
handle the process. Phil Dwyer impressed us with his knowledge of
the market in and around Moss Vale. Phil had clear views about the
best way to market our mother’s house, and these proved to be
correct. Phil also impressed us with his communication. He was quick
to reply to any question we had, and he made sure that he kept all
three executors informed of where the process was up to and what, if
anything, was required of us, or our families. He kept us up to date
immediately after each “open house” was conducted. He did this with
information about the number of attendees, and the comments
made by attendees. Phil was extremely professional in his dealings
with each of the executors and when the property was sold all
moneys were accurately accounted for in the appropriate time
frames. I have no hesitation in recommending Phil Dwyer as an
extremely competent and approachable agent, who would do his
utmost to secure a buyer for a property.
