Your success in property is my purpose.

I’ve had held a corporate position in one of Australia’s biggest retailers. I’ve won retail top industry

awards and but do you know what? It wasn’t enough. I got itchy.

I was missing some key elements: the opportunity to build meaningful one-on-one relationships with my

clients, and the satisfaction of knowing I’ve added value and happiness to someone’s life. I wanted to

get in there, to make my interactions purposeful and personal.

Real estate seemed like the obvious move for me. I’ve

always been a community man, and my family and I

have lived in North Lakes for many years. My wife

works at the local school and my three kids were raised

in the local parks and playgrounds. I started looking

around and realised I could put my competitive nature

and strong negotiation skills to work in my own

community with my own people.

10 years ago, I launched my real estate career and I

have not looked back!

I have been a landlord myself, and with a long history in

the building industry, I know what to look for to add

value to a property, and how to secure the best

investment for my clients.

And being the involved father of three children in a busy

(and How to Avoid It)

Overpricing a property can be one of the costliest

mistakes a seller makes – not just in money, but in

time, stress and missed opportunities.

While it is tempting to “test the market” with a high

figure, the reality is that buyers compare your home

against every similar property online. If it looks

overpriced, many will scroll straight past.

The first cost of overpricing is lost momentum. The best

buyers usually see your property in the first two weeks. If

the price is too ambitious, they do not enquire, attend

the open home, or request a contract. Your listing then

sits on the market, and buyers start asking, “What is

wrong with it?”

Next comes discounting and low offers. As days on

market climb, you may be forced into one or more price

reductions just to attract interest. Buyers can see this

history, which weakens your negotiating position.

Instead of competing for your home, they may assume

you are under pressure and come in with bargain offers.

When buyers inspect your property and then see

Before the 2027 Deadline

Australia is undergoing one of the most significant overhauls to

residential fire safety in recent history, and every homeowner, investor,

landlord, and property manager should be paying close attention. By

January 1, 2027, all private dwellings across the country must be equipped

with interconnected photoelectric smoke alarms, bringing the nation in

line with the highest standards of fire detection and prevention.

This isn’t just a minor update to existing requirements—it’s a complete

shift in how we think about early fire warning systems in the home.

Why the Change?

The push for reform is driven by a clear truth: photoelectric smoke alarms

save lives. Unlike the older ionization models, photoelectric alarms are far

more effective at detecting smouldering fires—the type most common in

Australian house fires. These fires can smoulder for hours, releasing toxic

smoke well before open flames appear.

Even more crucially, the new laws require alarms to be interconnected,

meaning if one alarm goes off, every alarm in the home will sound

simultaneously.

This

creates

a

whole-of-home

alert

system

that

significantly improves early warning, giving residents more time to

escape.

The Key Requirements at a Glance, Under the new legislation, all alarms

must:

Be interconnected—via wired or wireless connection.

Use photoelectric technology—to detect slow, smouldering fires.

with the national standard, but there are minor differences in deadlines,

enforcement, and rental property compliance. Real estate professionals

avoid unintentional breaches.

Don't Forget Caravans and Motorhomes

Even mobile dwellings are under the spotlight. Caravans and RVs must

also meet stricter alarm standards, particularly in fire-prone states. As of

now, many new recreational vehicles are being fitted with compliant

alarms as standard, but retrofitting older models is essential. Non-

compliance can lead to fines, especially when crossing state borders.

What Should Property Owners and Managers Do Now?

With just over a year left, the clock is ticking. Here’s how to stay ahead:

Inspect every alarm: Check the manufacture and expiry dates. If any

unit is over 10 years old, it must be replaced.

Upgrade to compliant models: Replace outdated alarms with

interconnected, photoelectric versions that meet AS 3786-2014.

Test regularly and clean annually: False alarms can often be prevented

by simply dusting the units. Make monthly testing part of your routine.

Educate tenants and residents: Particularly in rental properties, ensure

tenants understand how the alarm system works—and what to do in

the event of an emergency.

Create and rehearse a fire escape plan: Early detection is critical, but so

is knowing how to respond. Every household should have a clear,

practised plan.
