The Comp’s
Comparative
Market
Analysis
One of the most important preparation tasks when selling your home
is researching what price to set. You can’t just pick a figure out of the
air and hope for the best. You need to research what is called
comparables.
We use sophisticated software along with detailed local knowledge to
provide you what is called a “Comparative Market Analysis” (CMA).
What is a CMA?
CMA is short for “Comparative Market Analysis” – It is a detailed report
comparing a home to other similar homes in the same area that assists in
ascertaining a fair market value for a home.
Producing an effective CMA is far more than simply running the numbers
on an automated program. By far the most important ingredient is our
“local knowledge”.
Research Properties in your neighbourhood that are comparable to your
property, & have recently sold. It is important to compare with actual sold
properties. Not with list prices. Properties are only worth what people are
willing to pay.
Comps must also be comparable to yours in:
Position (as close as possible)
Style, Age, Condition, Internal size , Rooms, bathrooms etc
Land size, Gardens, Parking
Date of sale (the more recent the better)
Obviously no two properties are identical, your agent will make
adjustments for the differences between the sold properties and your
property.
The CMA you receive from your agent should (at a minimum) include
The addresses of the comparable properties
Sold prices of each comparable property
Sold date of each comparable property
Land size
A photo and style of each property
The total square meterage of each home
The dollar amount per square metre
Number of bedrooms, baths, and garages
The final price calculated for your home also needs to take into account
its unique features, local inventory, interest rates and how competitive
the market is at the time.
Much more weighting needs to be given to “Sold” properties over “Listed”
properties. Listing prices only an indication of what the seller would like
the property to sell for. This is not always reflective of the true value.
If your home is unique and very different, so much so that there are no
real comparable properties, you may be best to have an independent
professional valuer provide you a valuation.

Update
Past Three Months, Spring Impact, and the Year Ahead
The Southern Highlands property market has seen a steady lift
over the last three months. Listings have increased compared to
winter, giving buyers more choice, while overall demand has
remained solid. Open homes have been busier, and auction
attendance is stronger than earlier in the year.
Recent Activity
In the lead-up to spring, stock levels rose to just over 700
properties on the market, up from around 680 through winter.
That’s a healthy sign, but supply is still limited compared to the
number of buyers. The strongest activity has been in family
homes close to town centres, lifestyle acreage, and prestige
properties with character or heritage appeal.
Prices have generally held their ground. Some premium
properties have sold at a discount compared to the peaks of a
year or two ago, but overall values are supported by ongoing
buyer demand. According to PropTrack, regional property prices
across Australia have grown by around 6–7% in the past 12
months, with the Highlands tracking in line with those trends.
Interest Rates and Confidence
The Reserve Bank has kept the cash rate steady in recent meetings. Inflation is easing but
remains a focus, so borrowers are still cautious. Even so, the stability in interest rates has
been enough to improve buyer sentiment. For many households, the worst of the rate
shock seems to be behind them, and confidence is slowly returning.
Banks and other financial commentators have suggested that any further moves are likely
to be modest, with the next cycle leaning toward small rate cuts if inflation continues to
ease. That would be supportive for property markets.
The Spring Effect
Spring always brings more energy to the Southern Highlands. Gardens are looking their
best, daylight hours are longer, and buyers are more active. This season is no exception.
More homes are coming onto the market, and buyers are turning up in bigger numbers.
Sellers who are realistic on price are getting results.
Properties that are well-presented and well-marketed are achieving good outcomes, while
homes that are overpriced are taking longer to shift. The Highlands has always attracted
people looking for a lifestyle change, and that remains a powerful driver of spring demand.
Outlook for the Next Year
Looking ahead, the local market is expected to see moderate growth. Current forecasts
suggest that median house prices could rise by 3–7% over the next 12 months, with some
variation depending on location and property type. Lifestyle and rural holdings should
continue to perform well, particularly those with quality improvements and good
accessibility.
If interest rates hold steady or ease slightly, this will support buyer confidence and
borrowing power. On the other hand, if inflation forces the Reserve Bank to lift rates again,
that could slow the pace of growth. Supply will remain a key factor. New construction is
limited, and development pipelines take time, so quality established homes are likely to
remain in demand.
Bottom Line
The Southern Highlands market is entering spring with renewed momentum. Buyers are
active, listings are up, and confidence is slowly returning. While the coming year is unlikely
to deliver runaway growth, steady gains are expected. Sellers who focus on presentation
and realistic pricing will be well placed, while buyers will find more choice than they had
through winter.
