Past Three Months, Spring Impact, and the Year Ahead

The Southern Highlands property market has seen a steady lift

over the last three months. Listings have increased compared to

winter, giving buyers more choice, while overall demand has

remained solid. Open homes have been busier, and auction

attendance is stronger than earlier in the year.

Recent Activity

In the lead-up to spring, stock levels rose to just over 700

properties on the market, up from around 680 through winter.

That’s a healthy sign, but supply is still limited compared to the

number of buyers. The strongest activity has been in family

homes close to town centres, lifestyle acreage, and prestige

properties with character or heritage appeal.

Prices have generally held their ground. Some premium

properties have sold at a discount compared to the peaks of a

year or two ago, but overall values are supported by ongoing

buyer demand. According to PropTrack, regional property prices

across Australia have grown by around 6–7% in the past 12

months, with the Highlands tracking in line with those trends.

Interest Rates and Confidence

The Reserve Bank has kept the cash rate steady in recent meetings. Inflation is easing but

remains a focus, so borrowers are still cautious. Even so, the stability in interest rates has

been enough to improve buyer sentiment. For many households, the worst of the rate

shock seems to be behind them, and confidence is slowly returning.

Banks and other financial commentators have suggested that any further moves are likely

to be modest, with the next cycle leaning toward small rate cuts if inflation continues to

ease. That would be supportive for property markets.

Spring always brings more energy to the Southern Highlands. Gardens are looking their

best, daylight hours are longer, and buyers are more active. This season is no exception.
